1. What is "The Covenant"?

A. "The Covenant" refers to the historic part of Rancho Santa Fe that was originally created when the Santa Fe Railroad subdivided the land originally owned by the Juan Osuna family and created a set of "Covenants", "Conditions", and "Restrictions" to preserve the area in a pristine manner.

2. How large is the area of "The Covenant" and how many people live in it?

A. The Covenant is comprised of approximately 12 square miles and is home to about 1500 families.

3. What are the home owner association costs to live in the "Covenant"?

A. Currently the home owner's fee is set at 16 cents per $100 valuation, based on the price you pay for your home. (ie. on a million dollar home, you would pay an annual amount of $1600. split into two payments, payable with your taxes which are approximately 1.025% of the price you pay for your property. These fees go toward maintaining 20 miles of trails that are used for walking and horse riding, as well as for the sports fields and open space areas.

4. How far is Rancho Santa Fe from the beaches?

A. From the heart of the "Village" it is about 4.6 miles to the beaches at Del Mar and Solana Beach. Close enough for ocean breezes, but far enough not to be inundated with heavy marine layer, that occurs along the coastal areas during spring and fall.

5. What should I expect to pay for a home in Rancho Santa Fe?

A. That will depend on various factors such as location, lot size, amenities, etc. Generally speaking our current market starts at about $850,000+/- for a home on a small lot outside the Covenant and goes into the $1.5 to $2.5 million range for entry level homes in the Covenant, on about two acres. The same range would apply in Fairbanks Ranch, with a somewhat larger home, but on a somewhat smaller lot.
